2/25/2008ORCO Germany verstärkt sein Immobilienportfolio um die Hakeburg in Kleinmachnow
The real estate company ORCO Germany S.A. has taken over the development projects “Neue Hakeburg” and “Hochwald” in Kleinmachnow by acquiring shares in the development companies Vivaro GmbH & Co KG and Vivaro GmbH & Co Zweite Grundbesitz KG.
The Hakeburg manor is located in the midst of a small, protected nature reserve between the center of Kleinmachnow and the lake called Machnower See. Located in the immediate vicinity of the Berlin district of Zehlendorf, the Neue Hakeburg project will be developed as a mixed-use complex including a boarding house and food and beverage services ranging from a beer garden to a fine-dining restaurant.
The Neue Hakeburg manor was built in 1908 as the home of the von Hake family. In the 1930s, it served as the residence of the Minister for Postal Affairs of the German Reich. Following World War II, it was used as a guest house and later as a venue for varying events. On the southern side, terraces lead down into the grounds from the building designed in the romantic castle style, while a tower provides a view of the Machnow Lake. Due to zoning restrictions, this view will not be obstructed. On the back, the property abuts the grounds of the Berlin Brandenburg International School (BBIS).
The future use intended for this project will serve both the immediate neighborhood as well as an international clientele. The overall complex of the Neue Hakeburg group of buildings has a total usable area of approximately 3,000 m² and consists of the gate entrance to the area, the castle court with its carriage house and the impressive main building. Currently, the zoning plan is being prepared for the project. It provides for an extension of the complex of buildings by a separate new building that will have a floor space of 4,200 m². At present, the design work for the castle courtyard is under way and first applications for building permits have been submitted for the beer garden and a wine tavern with event spaces. In addition, the neighboring residential area “Am Hochwald” is being developed.
ORCO Germany is a property company that is listed in the Prime Standard on the Regulated Market at Frankfurt Stock Exchange. The company has been operating in Germany since 2004 and concentrates on residential and commercial property as well as on asset management and project development. ORCO currently has about 210 employees in Germany.
The company strengthened its project development operations in 2006 by the strategic acquisition of Viterra Development. Viterra Development (since 01/2008: ORCO Projektentwicklung GmbH) is one of the leading project developers and investors in the commercial and residential property field in the core German markets of Berlin, Düsseldorf, Frankfurt, Hamburg and Munich. ORCO Germany expanded its property portfolio in Berlin in June 2007 by taking over Gewerbesiedlungs-Gesellschaft (GSG) and now manages more than 1 million square metres of developed and undeveloped space in the German capital. GSG was established in 1965 and is the leading supplier of commercial space in Berlin with about 850 000 m² of office and multifunctional space. ORCOGSG owns 45 commercial areas and centres and 235 residential units – most of the properties are in inner-city locations with excellent connections to the Berlin transport network.
ORCO Germany is a subsidiary of ORCO Property Group, which is one of the leading Central European property companies with a property portfolio of EUR 2.5 billion on 30.06.07. The company was established in 1991, is based in Luxembourg and has Euronext, Prague, Budapest and Warsaw Stock Exchange listings. It operates mainly in the Czech Republic, Hungary, Poland, Russia, Croatia, the Slovak Republic and Germany.
The switch from the Open Market, where ORCO Germany was listed since 2006, to the Regulated Market (Prime Standard) in November 2007 demonstrates that ORCO Germany is implementing a capital market strategy parallel to the fast operating growth it has achieved in recent years. ORCO Germany is increasing its openness to capital market players by starting to meet the most exacting transparency standards specified by Deutsche Börse.
